Get Pre-Approved
Are you thinking about buying a house in 2025 and you don't know where to start. The first thing to do is to speak with a mortgage broker.
When you have a call with me, I will find out what is important to you. I will give you a list of documents you need to send to me. I will make sure in those documents you have everything in order that the lenders will want to see.
I will see what you have available for a down payment and how much the lenders will approve you for based on your qualifiable income. Once this is determined, with your permission I will complete a credit check, this is a very important step.
I've seen in the past, where I have pulled a credit bueau (and unbenounced to the client) they had an unpaid collection. Not finding this out till you have an offer on the table could slow the process down, it could also hurt your chances of getting approved. Thus the importance of doing the preapproval process first :)
I just had this happen last month a gym that a client had a membership with had an unpaid collection registered on her credit bureau, it was a pain for her to get it paid and proof given to me in a timely fashion so we could get the mortgage approved in the time line that was given in the offer to purchase. Good news it was done (on the last day). A bit of stress and with a preapproval that would have been addressed.
